Our Property Management style - Bi Weekly or As Required
As we are inspecting the property, we will be closely examining for any current or potential future violations or problems that may or could exist. We continue to inspect and monitor each location to ensure that problems or violations are corrected in a prompt manner. We can also provide a monthly property management status report. We work with all our Boston area landlords to ensure that we are designing a plan of property management that reflects their values. Boston Property and Building Inspection Interior and Exterior
Our Boston property management team will be assigned to your property and we will perform regular inspections around all common areas. The manager will provide monthly property status inspection reports. As we are inspecting the property, we will be closely examining for any current or potential future violations or problems that may or could exist. Complete Supervision and Coordination of Maintenance of Common Facilities

Late Payment Management
Usually the delinquent process for collection of late assessments is pre-defined by the Board of Directors and Association paperwork. Our team follows these documents to their exact instruction. There are times however that we need to provide you with recommended procedures and notices based on current delinquent conditions. We are here for you to be a solution provider through professional communication and working with all parties to resolve any late payments that may be affecting any group as a whole.
Budget Preparation - Annually
We will prepare an annual Operating Budget and Reserve Spending Budget for Board review. We work on all facets of the approval process and assist in presentation and distribution to all homeowners and interested parties, if applicable and warranted. The budget will be prepared and submitted as per your calendar and covenant guidelines.
We provide accurate accounting of reserve funds of the Association. Our team works to coordinate monthly reserves for maintenance and repairs as per the reserve budget and direction of the Board and its advisors. We also work on the master plan thinking years and months in advance on upcoming deferred maintenance.
Our financial reports are very detailed ranging from major items to the smallest of accounting details. We can provide 12 months of receipts and expenditures with actual year to date figures and remaining budget projections for the year. We also include the Association Report will be detailed reports showing budget variances and explanations.
Maintenance and Association Records and Files
Our team provides and maintains all association records and files for all owners if requested. We keep all receipts and all required paperwork for all vendors, contractors and homeowner/board member correspondence, etc.
Notifications and Newsletters
We will prepare and distribute a customized newsletter to all members. Some publications may be free of charge and others may not be depending on the policies agreed to in advance.
Board Meeting Attendance
We can attend regular Board of Directors meetings and annual yearly meetings. Our team can also provide: traditional, emergency, quarterly or special annual meeting coordination and committee planning and assistance.
Board of Directors and Home Owners Follow-Up
We follow-up on requests and calls and within a 24-hour period. Our team will make it our point to work around your schedule including weekends to make sure your properties and requests are being adhered to in a proper manner.
